Cobb County currently has more homes listed for sale than at any other point this year, and the same is true just up the road in Cherokee County. If you’re getting ready to sell, that headline alone might make you nervous.
But that number only tells part of the story. Whether more competition on the market actually works against you depends on understanding exactly what’s driving it, and there’s a second piece of news buried underneath all of it that most sellers we talk to have no idea they’re sitting on.
Why Is Housing Inventory Climbing in Cobb and Cherokee County This Fall?
Every autumn, national housing supply typically grows compared to the summer months, and this year is following that same seasonal pattern. As of last month, Cobb County had 2,820 active listings, an increase of nearly 11% compared to the same time last year. Cherokee County isn’t far behind, with 1,443 homes on the market, up just over 10% year over year.
More listings simply means today’s buyers have more options than they did a few months ago — it doesn’t automatically mean your home is worth less, it means the competition for buyer attention has increased.
Are Homes Taking Longer to Sell This Fall?
Nationally, homes are taking roughly a week longer to sell in the fall compared to peak summer months, and Cobb and Cherokee County are tracking right along with that trend. Cobb County homes are currently averaging 24 days on market, up more than 9% from a year ago. Cherokee sits at 27 days, up nearly 4%.
Home prices are also softening slightly this time of year nationally, typically around a $30,000 seasonal dip compared to the summer peak. This is a normal seasonal pattern, not a sign that your home is losing value.
Why Are Sellers Accepting Less Than Their Asking Price?
Nationally, price reductions have become more common with nearly every passing month this year, and based on the last decade of data, that trend usually keeps climbing right through fall. Locally, Cobb County homes are now selling for about 97.6% of their original list price, a slight dip from last year, and Cherokee is close behind at 97.3%.
Rocket Mortgage summed up why fall tends to favor buyers: it’s a quieter season with less competition, sellers who are more willing to negotiate, and more available inspectors and moving companies. Buyers already understand this dynamic, which is exactly why they can afford to wait you out unless your home gives them a reason not to.
How Much Equity Do Homeowners in Cobb and Cherokee County Actually Have?
While all of that market shifting is happening on one side, something very different is happening on the other: homeowners are sitting on more equity than they’ve had in years. The average homeowner nationally now holds a little over $310,000 in equity, an all-time high. Here in Georgia specifically, that number sits closer to $248,000.
That’s real, tappable value sitting inside your house right now, whether or not you have any plans to move. It’s part of why HELOC activity has been climbing too — homeowners are increasingly putting that equity to work.
What Can You Actually Do With That Home Equity?
There isn’t just one answer here. Some of the more common paths homeowners are taking with their equity right now include:
- Selling and using it as a bigger down payment on the next home, or in some cases buying outright
- Paying off high-interest credit card debt
- Paying off student loans, when the math works in your favor
- Funding a business
- Covering home improvements
- Paying down medical debt
- Building an emergency fund, or funding an investment
One important caution: equity isn’t free money, it still has to be paid back, so it’s worth thinking carefully before using it on anything discretionary. How much you can actually borrow, and at what rate, comes down to your income, credit, and home value — talk to your lender or financial advisor before making any decisions.
A simple gut check: take your home’s equity, subtract what it typically costs to sell and move (closing costs, moving expenses, and a cushion for repairs), and whatever’s left is your real head start on whatever comes next. For a lot of homeowners, that number is bigger than they expect.
